Newport Isles – Gatlin Boulevard, Port St. Lucie, Florida
Newport Isles is a gated community in the western portion of Port St Lucie just off of exit 118 of Interstate 95. Originally built by both Lennar and Centex, there are over 764 residences with a mixture of 550 single family homes and 214 townhomes. Marsh and lake views with numerous wildlife sightings from the properties make Newport Isles a serene area to live.
Overview:
Monopoly Group's Brokerage division approached a long time land owner client who recently acquired 283.86 Acres +/- acres of undeveloped land along I-95 at Gatlin Boulevard in Port St. Lucie, Florida. We proposed that if they would consider developing a residential community on the land, we could work with them to achieve entitlements for 764 residential units that would facilitate dividing the community between two home builders marketing separate subdivisions. Next we approached two leading national homebuilders who were also long term clients to ascertain their potential interest in a lot takedown program on the site. Receiving affirmative interest from the home builders, Monopoly negotiated a very complicated development and takedown schedule between all parties dividing the Master Planned Community between the two home builders by product type: Townhomes, Fifty-two foot lots and Seventy foot lots.
Results:
Over a period of three years from start to finish, Monopoly closely monitored all progress and worked with the developer, two home builders, land planners, contractors, attorneys and governmental agencies to accomplish a final takedown of all 764 developed lots along with all community recreational amenities, landscaping, and infrastructure.
Conclusion:
Due to our extreme focus, experience and determination, we were successful in facilitating cooperation between all parties involved resulting in a smooth and successful completion of the transaction.
